Property Administration
We believe that regular communication between the management team and the owner(s) is critical. We will make regular reports on the status of the subject property. The frequency and content of these reports shall be determined by the Property Manager and the Owner. We recommend that the reports include the following:
- We will routinely inspect your site and implement necessary repairs. Problems outside the normal scope of maintenance which require attention will be reported on a separate basis.
- Financial Reports. Nexus will provide quarterly financial reports reflecting billing and collection of rents, operating expenses and payment of other expenses such as taxes, insurance, etc. as specified by the owner. These reports may be tailored to your specifications.
- Review current or upcoming vacancies and discuss strategy. Nexus will advise owner of current market activity and discuss prospective tenants.
- Assist in determining the financial qualifications of a prospective tenant.
- Typically be involved in the preparation of all documents.
- Attend city building or planning department meetings, if required.
- Coordinate any site investigation activities, if required.
